Project Description

The original Construction Manager was fired from the project; Trace Creek was hired to deliver the results that the previous CM could not. The previous CM had initiated the underpinning of the existing medical office building foundations. Trace Creek was asked to mobilize to the job site on an emergency interim basis to keep the project moving forward. When Trace Creek began the process of completing the project, we found that the project documents were approximately 50% complete.

Trace Creek mobilized, kept the project moving on schedule and worked with the owner’s architects to achieve 85% construction documents. At 85% document completion Trace Creek produced a Guaranteed Maximum Price for the project. The GMP was accepted by the owner and Trace Creek was hired to complete the project.

The project was completed in January 2013 on time and within the established GMP. Upon the owner’s request, Trace Creek was even able to deliver an additional ten thousand square feet to the program within the original schedule duration.

Because of our success with this project, Trace Creek has subsequently been hired by the owner to renovate the interiors of four standalone medical specialty practices. Trace Creek is able to perform this work while the medical practices remain in continuous operation during the renovation.
